4 Days on the Market: How Staging Moved This Loveland Lake Home

Some homes sell themselves. Most need help. This one had a rare asset, water frontage on Lower Hoffman Lake, and the job was making sure buyers felt that from the front door instead of finding it on their own in the last room of the tour.

The House

1840 Silver Leaf Drive is a single level ranch built in 1990, 2,042 square feet, three bedrooms and two bathrooms on an 8,792 square foot lot in the Larkin subdivision. No HOA. The layout is a split bedroom plan, with the primary suite on one side and two bedrooms and a full bath on the other.

The Features That Mattered

  • A vaulted living room with skylights, opening into the rest of the main floor
  • A double sided gas fireplace set between the living and dining rooms
  • A four season sunroom with its own gas stove, air conditioning and a full wall of lake view
  • Decks on both sides of the sunroom, with mature trees and water beyond
  • An attached two car garage with an EV charging station
  • Mary Blair Elementary, Peakview Academy at Conrad Ball, and Mountain View High School

 Annual property taxes ran $2,515 in 2025. The price worked out to $343 per square foot.

What Staging Needed To Solve:

A lakefront property has a natural focal point, but a 1990 ranch has a lot of competing ones. Every room has a ceiling fan, a doorway and a window, and without direction the eye lands everywhere at once.

The work centered on three things:

1. Pointing the room at the view. Seating in the living room was turned and anchored on a rug so the sight line runs through the sunroom doors and out to the water. A buyer standing in the entry sees the lake before they see anything else.

2. Letting the fireplace be the second story. The double sided fireplace is the most distinctive built in feature in the house. Clearing the mantel down to a few pieces and keeping the surrounding walls quiet gave it room to register in photos and in person.

3.Making the sunroom the reason, not the bonus. A four season room with a gas stove and a lake view is a year round living space, not overflow storage. Furnishing it as a place to actually sit reframes 200 square feet from extra room to the best room.

Why Days on Market is the Number that Matters

For a listing agent, staging is not decorating. It is a pricing and timing tool. A home that photographs well gets more first weekend showings, and a home that shows well converts those showings into offers before the listing goes stale and the price conversation starts.

Four days does not happen by accident. It happens when the photos, the first ten feet inside the door, and the feature the buyer is paying a premium for all tell the same story.
